Imperial Realty Announces Brokerage of the Sale of former Jamaican Gardens in Morton Grove, IL

Imperial Realty is pleased to announce the sale of 8509 Frontage Road in Morton Grove, IL. This 3 ½ acre parcel and former garden nursery was sold in May 2010 to CRL Senior Living Communities. CRL plans on opening a stand-alone Memory Care Community for those suffering with Alzheimer’s and dementia. A late summer 2010 opening is expected. The broker on this transaction was Robert Huber of Imperial Realty. 

Imperial Realty Announces Brokerage of the Sale of Former Bennigan’s in Batavia, IL

Imperial Realty is pleased to announce the sale of 521 North Randall Road in Batavia, IL. This 6,400 square foot restaurant was sold in March 2010. The broker on this transaction was Robert Huber of Imperial Realty. The buyers are the Portillo Restaurant Group who is planning on opening a Honey-Jam Café. This is a new breakfast and lunch concept for Portillo’s, a high end quality eatery serving crepes, omlets, sandwiches and burgers from 6:00 AM to 3:00 PM. A July 2010 opening is expected.

Crain’s Chicago Business magazine, March 1, 2010 issue, has named Imperial Realty Company as one of the Top 25 commercial Property Management firms in the Chicagoland area. This is the eleventh year in a row that Imperial was recognized in this elite commercial real estate category by Crain’s.

This 6,500 square foot restaurant was sold in August 2009 to a private restaurateur who is planning on opening a Cattleman’s Steakhouse at this site. A fall 2009 opening is expected. The broker on this transaction was Robert Huber of Imperial Realty. 

 

Imperial Retail – Leasing Begins at new Outlot Building

Imperial Realty Company would like to welcome new tenants to Golf Milwaukee Plaza, located at the prime intersection of Golf Road and Milwaukee Avenue in Niles, IL. Larry Klairmont of Imperial Realty Company acted as sole broker for the sale of the former Sharp Chevrolet dealership at 4700 Golf Road in Skokie, Illinois. The property was listed for $13,100,000 and was purchased by a joint venture between Evanston Hospital and Rush Presbyterian.

DesignPac specializes in designing and building specialty gourmet food, candy, liquor and seasonal gift products. DesignPac sells their gift and decorative product accessories to retail stores, which include Albertson’s, BJ’s Wholesale Club, Costco Wholesale, Federated Department Stores, Marshalls, Sam’s Club, Target, TJ Maxx and Wal-Mart.

Imperial Realty Company has completed a 6,300 square foot lease with Paul Stuart Inc., an upscale men’s retailer, at 107 E. Oak Street in Chicago.  Paul Stuart is relocating their business from the John Hancock Center. An early fall 2008 opening is planned.  Fred Lev & Co. brokered this transaction.

Imperial Realty Company would like to welcome new retail and service tenants to the Belvidere Discount Mall, located at the southwest corner of Route 120 (Belvidere Road) and Lewis Avenue in Waukegan, Illinois.   Six new leases have recently been signed at Belvidere Discount Mall, totaling 11,908 square feet:

  • Studio 120, a 1,553 sq. ft. beauty salon, providing hair care and minor spa services to the community. 

  • Arenas Style, a 3,118 sq. ft. women’s fashion store, selling clothes, perfumes, and miscellaneous accessories and provides for custom screen prints on tee-shirts, hats, and other clothing items. 

  • Hanna’s Jewelry, a 2,308 sq. ft. jewelry store selling both mid and high-end fashion jewelry. 

  • Waukegan Amusements, a 1,313 sq. ft. arcade providing entertainment, prizes, and activities for its patrons.

  • Waukegan Laundromat, a 3,316 sq. ft. full service laundromat providing washing and drying facilities for the local community in a clean, modern facility relying primarily on  card-driven purchases of time for using washers and dryers, as well as a "customer appreciation" bonus for use by laundromat patrons in the connected arcade. 

  • Greyhound Lines, a 300 sq. ft. kiosk, provides the local community with ticket services for Greyhouond bus lines, replacing the previous service terminal on Grand Avenue.  Buses pick-up and drop-off packages and patrons outside the west entrance by the Waukegan Laundromat. 

Golf-Milwaukee Plaza - Asian Restaurants to Open and Expand - Niles, IL

Imperial Realty Company is pleased to announce the renewal and expansion of its longtime tenant, New China Buffet and is pleased to announce a lease transaction completed with Woori Village, a Korean BBQ Restaurant.

New China Buffet located at 8520 Golf Road will now occupy approximately 7,100 square feet at Golf Milwaukee Plaza, which is located at the northeast corner of Golf & Milwaukee Avenues in Niles. New China Buffet previously leased 6,100 square feet in the building and needed additional space to accommodate their flourishing business.

Woori Village will be located at 8526-G Golf Road and will occupy 10,000 square feet. Woori Village's menu offers a great Korean BBQ, which includes marinated pork, kalbi, ribs, etc. and offers an all-u-can-eat option as well. A fall 2008 opening is planned. Imperial Realty brokered this 10-year lease for New China Buffet and Midwest Realty in conjunction with Imperial Realty brokered this 10-year lease for Woori Village.

Imperial Realty Company Completes New Ruby of Siam Lease - 170 West Washington, Chicago, IL

Imperial Realty Company has completed a 3,121 square foot lease with Ruby of Siam at 170 W. Washington, between Wells and LaSalle Streets in Chicago’s Loop. Ruby of Siam has two other locations in the Chicago land area; 1125 Emerson in Evanston and 9420 Skokie Boulevard in Skokie. Ruby of Siam’s menu offers authentic Thai dishes which are prepared from fresh ingredients and cooked to order. A spring 2008 grand opening is planned.

Mr. Klairmont joins a group of over 200 past recipients awarded throughout the last 22 years. BROKERS' TRANSACTION, 55 E. 89th PLACE, CHICAGO, IL

Imperial Realty represented the seller of a 26,000 square foot industrial building located on a 70,000 square foot land site just off of the Dan Ryan Expressway at 89th Place and adjacent to one of the most prestigious single family home sub divisions on the south side of Chicago. The purchaser was a residential developer who combined this purchase with another adjacent commercial site. Camins Tomasz Kritt represented the purchaser. This transaction closed on January 17, 2006. The purchase price was $980,000.
